Partition deed for house

The house is constructed on a 30x40 feet site and has two floors (units) with external staircase. The house is jointly registered in our names. We are both majors. Now my sister wants to sell her first floor portion of the share as she needs money to start a business. I am not willing to sell my portion. Is it possible to sell the first floor while retaining the ground floor with my consent and how can we divide the share?

It is advisable to affect a partition among yourselves, partitioning the property falling to your respective shares and based on which you can get the Khata transferred to your names. Once that is done, each of the owners will be entitled to deal with their respective shares.
